| The ‘Leadership in Energy & Environmental Design’ (LEED) rating system, is a nationally accepted standard by the US Green Building Council for developing high performance, sustainable buildings. It is a flexible system that can be adapted to meet the goals of different clients. A LEED building must meet some prerequisites, and beyond that the client can choose what measures to pursue based on their specific goals. There is a minimum point threshold for a building to be Certified, with Silver, Gold, and Platinum ratings for greater levels of achievement. |

| The quality of a LEED building is ensured by a LEED Accredited Professional (LEED AP). Two of the principals at R.S. Granoff Architects, Rich Granoff and Andreas Stresemann, are currently “LEED AP”. This verification includes thorough documentation, on-site inspections and performance monitoring of the contractor. |
Most of our current commercial projects, including office buildings, apartment complexes and municipal buildings are candidates for LEED certification. Most states and municipalities are in the process of passing legislation to require “LEED or equal” standards for new construction. Major renovations are also included. |
LEED credits are divided into several categories, and we find these helpful in communicating priorities in “green design” to our clients. For new commercial construction, these include:
