This Waterfront home’s “fan” plan takes its cues from its incredible site. Working with the complex geometry of the lot, the open floor plan frames views to the natural and manmade landforms of Fire Island. The environment is a theme that runs through the design. The House is sited to minimally impact the existing natural vegetation and re-vegetated with native beach grasses and scrub pine in the previously disturbed areas. It uses the northern views and southern screening to achieve Passive Solar objectives. Other features include solar laminate energy collectors on the roof, grey water collection irrigation system, using high efficiency appliances, super insulated wall, low carbon footprint materials, low to no VOC finishes, etc.
